Selling your home can be a stressful and lengthy process. With so many things to consider and details to manage, preparing your home for the real estate market can seem overwhelming. There are, however, simple ways to increase the value and desirability of your home and, consequently, increase the chances of purchasing offers coming your way. Things ranging from the time of year you decide to list your home on the market to the cleanliness of your coat closet will all have an effect on the success of the selling process. Here are some ideas to help you sell your home quickly.

1. Be Mindful of the Real Estate Market

The real estate market tends to wax and wane with the seasons. Residential home sales typically spike in the spring and slow in the summer. Sales increase again in the fall and then decrease during the holidays.  Listing your home when the market is strong may be a good way to increase the likelihood of a quick sale.  Another point to consider, however, is that you may have less competition in the housing market in a slower season.  Be aware of how the market is performing before and during your selling process.

2. Consider Curb Appeal

Many times, potential buyers decide whether or not they like a property before they even step foot inside. Opinions are formed in the first few seconds of a house showing. The way your home looks from the curb plays an important role in its desirability and appeal to potential buyers. Make house hunters feel welcome by doing some of the following to increase the curb appeal of your home:

– Make sure the grass is mowed and well-kept

– Pull weeds from lawn and flower beds

– Plant shrubs and flowers to make entry more inviting

– Update front door/entry hardware (door knob, light fixture, etc)

– Apply new coat of paint to front door

– Display house address numbers prominently and neatly

– Adorn the porch/entry with potted plants or other decorative elements

– Hang decorative shutters or window boxes to windows

– Give the exterior of your home a fresh coat of paint

These and other simple updates to the exterior of your home will greatly increase the curb appeal of your home and likely increase its value as well.

3. Make Necessary Repairs

A potential buyer will likely not want to see holes in the walls, broken window blinds, bathroom water damage or any other damage in a home. Potential buyers often want to see a home that is move in ready. The thought of buying a home in disrepair will turn buyers away. To increase the desirability of your home, perform any fixes or repairs needed to get your home in tip-top shape—patch the holes, replace the blinds, and stop the leaks.  Ensure that your plumbing, electrical and heating/air conditioning systems are functioning properly. Inspect the roof for leaks or wear. Make sure doors do not stick or squeak.  Though potentially time-consuming, these things will ultimately save you time and money in the selling process.

4. Deep Clean Your Home

You might be surprised how thoroughly a potential buyer looks at your home during a showing. Areas of your home that you may not think to clean and organize in preparation for a sale (like closets, pantries and even kitchen appliances) may be given careful scrutiny. Make sure to clean all areas of your home thoroughly. General cleaning— like keeping the kitchen sink clear, the carpets vacuumed and the showers scrubbed—is certainly important, but there are other areas that need special attention as well. Some areas or items in your home that you may not think to clean are the following:

– baseboards

– window sills

– wood trim

– ceiling fans

– cabinet shelves

– ovens

– refrigerators

– air vent covers

– utility room/closet

– garage

Potential buyers will feel more comfortable and relaxed in a tidy home than in a dirty one. This will ultimately improve their perception of your home and increase the chances of them submitting an offer.

5. Lose the Clutter

While the furniture and decorative accessories you chose for your home serve a purpose or appeal to your tastes, it may be best to put away excess furniture or decorative items. A room with too much furniture or too many accessories may look dirty, small, and closed in. Clearing table tops of knick-knacks and memorabilia will keep clutter in check. Displaying only a few key items of furniture for each room will give a sense of openness and space that will likely appeal to potential buyers. A bedroom for example may be staged best with only a bed, a dresser and a few wall hangings or table accessories. A living room may only need a couch, a chair and a couple end tables.

Another way to cut clutter is to reduce the amount of clothing, shoes and other stored items from coat and bedroom closets. An overstuffed closet will hint to buyers that your home lacks sufficient closet space. An easy way to do this is to remove out-of-season clothing items that you may not be using and place them in storage.

6. Put Away Personal Items

The goal for every showing is to allow potential buyers to envision themselves living in your home. A lot of family photographs, family name monographs, and other personal items displayed around you home will hinder a buyer from being able to see him or herself from moving in. Taking down those personal items will help house hunters be able to see themselves residing in your home.

When you sell your home, you want the process to go smoothly and you want to sell quickly for the right price. Doing some of these simple and inexpensive changes will likely help you to achieve these goals. All of these things help to make house hunters more comfortable in your home and help them envision themselves living there.
